The first industrial project in Australia to achieve a Green Star Buildings rating.
In an already established industrial setting in Dandenong South and a former electrical parts site and relic of the 1970’s, Eumemmerring Business Park has successfully transformed into a beacon of modern sustainability, having been awarded a Green Star Buildings certification, with a 5 Star Green Star rating representing Australian Excellence.
In addition to being the first industrial project in Australia to achieve a Green Star Buildings rating, it is the second overall project in Australia and the very first in Victoria.
APPROACH & SOLUTION
This project required maximising commercial and industrial space while utilising considered landscape design to create accessible green space for occupants, contributing to overall health and well-being. To further reduce it’s carbon footprint, an existing office building was retained, improved and linked to the new industrial facility being constructed nearby.
Onsite, a group of rare established River Red Gums were celebrated and incorporated into the plan to create more available space to access nature and increase site appeal.
SDC used the Life Cycle Analysis program Cerclos (formerly eTool) to quantify all upfront carbon associated with this project (allowing the client to essentially create a carbon-neutral building and improve the overall life cycle impact of the project) while determining the best value-for-money outcome for the project stakeholders.
A 999kW Solar PV system was implemented across the buildings, significantly lowering ongoing energy use and greenhouse gas emissions associated with this significant build.
BUILDING SUMMARY
Total Area of approximately 27,500m2 of warehouse space and close to 3,000 m2 of office space consisting of:

- Concrete with Supplementary Cementitious Materials

Achieved a 15.81% reduction in upfront carbon and 30.81% reduction in whole of life carbon
- Asphalt use with 25% recycled content
- 14 EV chargers
- 40kL rainwater tanks

- Low water use plants, including selection of native plants
- All electric (no gas)
- 99.6% diversion of construction and demolition waste from landfill (by weight)
