An enviable green pocket with intelligent design and sustainable initiatives, Northcote Place enables residents to live and cultivate a community while significantly reducing their carbon footprint. All thanks to a project team with a joint vision for tomorrow.

APPROACH & SOLUTION

The project team set out to benchmark and achieve high standards of sustainability (including the energy performance of the dwellings) that extended well beyond standard market practice and minimum compliance requirements.

Each townhouse features 2.5kW of solar PV (minimum) and efficient appliance specification for heating water, heating, cooling and lighting. Every home also benefits from rainwater collection and reuse, has access to ample parklands surrounding the site with residents also sharing carefully landscaped communal gardens.

SDC’s key challenge was to work with the design team to achieve high energy ratings for the dwellings’ thermal performance. This is a significant achievement for three-level dwellings, which are typically challenged to meet the minimum 6-star requirement.

The overall sustainability performance of Northcote Place was sufficient to attract project financing from the Clean Energy Corporation whose vision is to help achieve the national goal of net zero emissions by 2050.
