A 4 Star Green Star rating earned for this repurposed and renovated industrial warehouse. Creating a unique and dynamic space for the local community, employment opportunities and access to local shopping in an area set to support future population growth.
Fisherman’s Bend in the heart of Melbourne is ideally located just outside the CBD and is an emerging precinct with significant government renewal planning. This project featured re-purposing a well positioned 13,000m2 warehouse to feature a large retail tenancy, car parking and collection points for online shopping.
APPROACH & SOLUTION
This large project sought a 4 Star Green Star rating, using the Design & As Built v1.2 rating tool and was awarded its ambitious target.
The re-use of the building structure and facade presented an opportunity to reduce the project’s up-front carbon. Verifying how “fit-for-purpose” the existing building would be provided a challenge.
Despite working with an existing warehouse with established building fabric and structure, SDC saw this as an opportunity to employ targeted Green Star credits and initiatives to earn the project stakeholders a high Green Star rating.
The project includes efficient building services including heat pump hot water, a transcritical CO2 system which uses natural refrigerants for a chilled water air-conditioning system.
